The AI-powered operating system for manufactured home parks.

LotKeeper replaces legacy management software and every tool bolted onto it with one platform. Built by people who run parks, for people who run parks.

The problem we kept hearing

Operators running 25 to 500 lots are stuck between two bad options. Enterprise platforms designed for apartments that don’t understand lot rent, park-owned homes, or master meters. Or MHP-specific tools with dated interfaces and month-long implementations.

The result looks the same everywhere: Rent Manager for accounting, BlytzPay for payments, Zego for utilities, Iron Ledger for AP, Rentable for compliance. Five vendors, five logins, and weekends spent reconciling them all in a spreadsheet.

Legacy software was built for accounting depth, and it delivers. But the UIs haven’t been redesigned in 20 years. There are 40 menu items. Operators told us they don’t want to take classes to use their own software.

I don't want to be taking classes to use my own software.

What we’re building

One platform that matches legacy software’s accounting depth and replaces every bolt-on. Full double-entry GL with cash and accrual basis, period locking, and lender-grade exports. The table-stakes depth that earns operator trust.

Rent collection, utility billing, AP automation, compliance, leasing, maintenance, inspections. All included. All connected. Operators should never need a separate vendor for anything.

And an AI assistant that understands the park. Tell it to record a payment, create a work order, or pull a report. It executes. AI agents that work autonomously: responding to prospect inquiries, following up on late rent, triaging maintenance requests around the clock.

How we got here

We attended MHI Congress 2026 and talked to dozens of operators. The same problems came up in every conversation: fragmented tools, painful reconciliation, software that feels like it was designed in 2008.

We’re working directly with a small group of operators to get every detail right before we open the doors. Every feature in LotKeeper comes from a real workflow, a real frustration, a real spreadsheet that shouldn’t exist.

Being able to plug that in and just have it done for you and speak to it in my language is obviously a huge plus.

What’s next

We’re opening LotKeeper to a limited group of operators. Every feature included, flexible pricing, no hidden fees. Zero migration cost. Sixty-day parallel run. If LotKeeper isn’t better, we help you switch back.

We’re in the process of acquiring a park so every feature gets tested against real operations: real residents, real utility bills, real maintenance calls. When we’re operational, every painful workflow becomes a sprint and every win becomes a case study.

24/7 support from day one. When we launch, every operator gets direct access to the team building the product.
