Define per-property community rules with 10 MHP defaults (lot maintenance, noise, parking, pets, and more). When a rule is violated, it’s tracked through courtesy notice, formal warning, and fine assessment. Escalation is automatic — the system moves violations through tiers on schedule. Fines post directly to the tenant’s account.

State-specific rules for TX, FL, CA, NY, AZ, IN, OH, NC, SC, GA, CO, and MI. The eviction workflow manages the full lifecycle from initiation through judgment. Notice templates generate as PDFs. Court tracking, hearing dates, and automatic deadline enforcement keep cases moving on schedule.
Automated late fees and rent increases
Late fees apply automatically to overdue invoices past the grace period — flat dollar or percentage, configurable per lease. Rent increases can be scheduled with a notice period you set. Advance notice emails go out automatically, and the increase applies on the effective date.
