7-stage project lifecycle
Projects move through seven stages: planning, approved, in progress, on hold, inspection, completed, and cancelled. Each step has built-in guardrails — you can’t start without budget approval, can’t inspect until tasks are done, and can’t close until inspection passes.
SOW templates and line items
Three default SOW templates: Full Rehab (15 items), Light Turn (6 items), and System Repair. Each template auto-populates line items with category, estimated cost, and cap/exp classification. Line items support inline editing, vendor assignment, and expense creation.
Budget tracking and cost basis rollup
Real-time budget cards show estimated vs actual cost, split by capital and expense. You get automatic alerts when costs exceed estimates or projects fall behind schedule. On completion, the total project cost rolls up to the home’s cost basis and condition is updated.
