What data transfers

LotKeeper migrates your complete operational dataset. The goal is simple: turn off your old system on Friday and run LotKeeper on Monday with no data loss and no re-entry.

  • Properties, units, and lots (including addresses, configurations, and site maps).
  • Tenant records and contact information.
  • Active and historical leases with all terms and recurring charges.
  • Outstanding balances and payment history.
  • Documents, attachments, and lease files.
  • Chart of accounts and GL history (for operators using full accounting).
  • Vendor records and open work orders.

The migration timeline

Most migrations follow a Friday-to-Monday schedule. On Friday, you send us a full database backup from Rent Manager or ManageAmerica. Over the weekend, our migration team imports your data, runs validation checks, and flags anything that needs your review. By Monday morning, your LotKeeper account is live with all of your data in place.

For larger portfolios (50+ properties), we may extend the timeline to a full week to ensure thorough validation. We will confirm the exact schedule before we start.

You do not need to cancel your existing software before the migration. We recommend keeping it active during the parallel run period (see below).

60-day parallel run guarantee

After your data is live in LotKeeper, we provide a 60-day parallel run period. During this time, you can operate in both systems simultaneously to verify that everything matches. Compare rent rolls, check balances, and confirm that reports align. If anything is off, we fix it at no cost.

Most operators gain confidence within the first two weeks and stop using the old system well before the 60-day window closes. But the guarantee is there so you never feel rushed.

Zero migration cost

There is no fee for migration. It is included with every LotKeeper subscription. We handle the technical work, the data validation, and the troubleshooting. Your team does not need to export CSVs, map fields, or build custom integrations.

What to expect during the transition

A dedicated migration specialist will be assigned to your account. They will schedule a kickoff call to walk through your current setup, identify any custom configurations, and set the migration date. After the import, they will do a walkthrough with your team to confirm everything looks correct.

If you use a system other than Rent Manager or ManageAmerica, contact our team. We can work with database exports, CSV files, or API access from most property management platforms.
